{Cancellation policy without insurance:}

We offer a 95% refund if cancelled prior to (14) days to the date of your check-in.

Reservations are non-refundable or transferable to a new date after 14 days prior to the date of your check in. You can instead gift your standing reservation to a friend or family member.

All cancellations must be submitted in writing via email to book@kingstondowns.com. Phone cancellations will not be accepted.

If Timberline Glamping Travel Insurance is not purchased, we do not cancel and refund reservations due to rain, thunderstorms, or illnesses.

We recommend protecting your trip at the time of your booking by adding Timberline Glamping Travel Insurance.

Timberline Glamping Travel Insurance protects your trip in case of inclement weather or any illnesses that might arise.

You may add Timberline Glamping Travel Insurance later as long as it is still more than (14) days from your reservation. To add it on, send us an email: book@kingstondowns.com

{The Fine Print for Timberline Glamping Travel Insurance}

You must email book@kingstondowns.com to cancel or move your reservation prior to 3pm EST the day before your reservation for a refund.

All email requests for cancellation, or moving of your reservation, must be received prior to 3pm EST the day before your reservation for a refund.

If you cancel after 3pm EST the day before your stay, you forfeit your deposit.

Must Have (1) Timberline Glamping Travel Insurance Policy Per Accommodation.

Timberline Glamping Policy is Non-Refundable or Transferable.

We love our furry Glampers! Just add the pet fee for each pet in the add on section at check out or send us an email letting us know ahead of time and we will get that added.

We just ask that you do not leave your pet alone in the tents at any time unless properly crated. You are financially responsible for any damage that is done to our accomodations by your pets.

We find it is better to properly set the expectations for everyone before they come Glamping. You will have a very comfortable bed with proper linens. You will have places to sit, places to eat, and places to charge your phone. You will still be able to wake up and have a fresh cup of coffee from a Kuerig Coffee Maker.

We do provide heaters in the winter and air conditioners in the summer, but remember this is a tent with a canvas exterior. The heating and cooling will be just enough to take the edge off, but will not have the same effect of a home. In the summer months, we recommend keeping the doors and windows closed during the day and the canvas doors open at night to let the summer breeze in. In colder weather, it is imporant to bring warm clothing.

Most Importantly, you will have a chance to re-imagine the world around you as you make special memories with family and friends.

You may check in to your glamp site at 3pm. Check out time is 11:00am.

You will have a very comfortable bed with proper linens. You will have places to sit, places to eat, and places to charge your phone. You will still be able to wake up and have a fresh cup of coffee. We have a wonderful bathhouse with restrooms, indoor and outdoor showers just a very short walk from each site.

The Glamping tents are climate controlled for your comfort year round, but remember this is a tent with a canvas exterior. The inside of your tent will include:

• Floor
• Rugs
• Beds
• Lamps
• Bed linens

• Heating & A/C unit (depending on the weather)
• Electricity outlets for charging your device
• Keurig coffee maker with (4) K-Cup pods & (2) Timberline Glamping coffee mugs (available for purchase)
• Mini fridge

The outside of your tent will have:

• A large gravel site
• (2) Hammocks
• Charcoal grill with cooking grate
• Wood fire pit
• Picnic table
• String lights

A 2-night minimum stay is typically required. A 3-night minimum stay is required during holidays. Single-night bookings are accepted by special request only and are limited to Monday -Thursday. We do not allow single-night reservations during the weekend. 

We are a property geared for all kinds of nature-rich experiences! No matter what you are planning, we recommend bringing the following essentials…

• Athletic clothes and shoes for hiking the trails or paddling the river.
• Comfortable loungewear for those lazy mornings and afternoons in your accommodation.
• A swimsuit for the river, outdoors showers, or late-night soak in the hot tub (available to cottage guests only).
• Your favorite people. 
• A good book. 
• Sunscreen and bug spray.

Hunting is limited to our hunt club members during designated seasons. We do not allow overnight guests to hunt. If you'd like to fish on the river, you're welcome to do so with permission and with a valid fishing license.

Sometimes it rains. All of our tents are waterproof and have additional rain guards to ensure you still have an enjoyable experience. In fact, we have been told by guests that experiencing rain in our glamping tents is a great experience.

We do not cancel reservations due to rain, thunderstorms, or illnesses.

We do not cancel reservations due to rain, thunderstorms, or illnesses. Adding Travel Insurance is easy, just select it as an add-on when making your reservation. You can also add it later as long as it is still more than 14 days from your reservation. If something comes up, there are no long forms to fill out...just send us an email. The Fine Print: Must Cancel or Move reservation prior to 3pm the day before your reservation for a full refund. If you cancel within 24 hours (After 3pm the day before your stay), you forfeit your deposit. Must Have One Policy Per Accommodation Non-Refundable.

Yes you can, you can take any of the items sold in our online store home with you and we will charge the card on file. You can also just give us a call or send us a text of the items that you like and we deliver them to your accommodation. When in doubt just give us a call.

We do have a lost and found, any item that is left behind will be placed in Lost & Found and remain there for 14 days. On the 15th day any item left behind will be taken to our friends at Goodwill. If you left something behind, we are happy to mail the item back to you and charge the card on file for shipping and packaging (if needed).

Yes, the indoor and outdoor showers are shared among all guests staying in the glamping tents. We have separate showers for men, women, and ADA, each have private stalls.
